Buyer guide
What to check before buying a weekend villa plot
A weekend villa plot is usually a second home, bought for use over years. A few steady checks before you decide will tell you far more than any brochure. This list is general guidance for any project near Ahmedabad - and it is exactly what we walk through with visitors at The Neer Creek by Bhavya in Saroda.
1. Visit the actual land, not just the office
Stand on the plot. Photographs and renderings show intent; the land shows reality - the approach road, the surroundings, the current state of work. At The Neer Creek, site visits run every day, 10 AM to 7 PM, and you walk the actual twenty-one plots.
2. Check the title and documents with your own adviser
Ask for the title documents and have your own lawyer verify ownership and any approvals the project cites. A developer who welcomes document checks is telling you something useful; so is one who avoids them.
3. Confirm the plot, not the promise
Know the exact plot offered, its size in writing, and what the price includes. At The Neer Creek, plots range from 555 to 1,197 square yards across the twenty-one-plot community, and the masterplan is available to review during a visit.
4. Understand what exists today versus what is planned
Ask plainly which amenities are built and which are on the masterplan for the future. Honest projects answer this directly. Ours does: the central park, sensory pond and grove are masterplan features, and visitors can see the current state of the site for themselves.
5. Test the drive at the time you would actually travel
Weekend homes live or die by the Friday-evening drive. The Neer Creek is about 25 km by road from Sarkhej, at Ahmedabad's SP Ring Road side, on SH-144 near Rai University - try the route yourself before you decide.
