How to read a masterplan

A masterplan looks like a puzzle of lines and colours at first glance. Read it in layers and it becomes a map of daily life: where the sun rises over your garden, how far the walk to the shared spaces is, and which plots sit quietest. Here is a plain way to read one.

Start with the bones

First find the entrance and the internal lanes - everything else hangs off them. At The Neer Creek, a single entrance with a planned security cabin leads onto lanes named after trees. Follow them on the plan and note which plots sit on a corner, which face a lane, and which back onto green.

Then the shared spaces

Next, mark the shared amenities: on this plan, a clubhouse, party lawn, playground, maidaan, grove and sensory pond, all planned features. Their position matters - a plot near the party lawn trades a little activity for a short walk; a plot deeper in trades it for quiet. Neither is better; it depends on the weekends you picture.

Finally, read the numbers: the plots here range from 555 to 1,197 square yards and take 2 and 3 BHK designs. On the plan, check how each size sits against the lanes and the green - the right plot is the one whose shape fits the home and garden you have in mind.
