The community
Twenty-one plots: what a small community gives you

Size changes everything in a plotted community. The Neer Creek by Bhavya is planned as twenty-one private villa plots at Saroda, near Rai University on SH-144 - a deliberately small number, and it shapes what living there is designed to feel like.
A neighbourhood, not a township
Twenty-one plots means you can know every neighbour by name. The internal lanes - planned to be named after trees: Amaltas, Mahua, Semal - are short, quiet and shared by a handful of homes. It is closer in spirit to a lane of weekend houses than to a development.
What smallness buys you
A small community keeps shared spaces calm. On the masterplan, the clubhouse, grove, sensory pond, maidaan, playground and party lawn are planned shared spaces for twenty-one households, not hundreds - so a weekend at the planned party lawn is a neighbourhood gathering, not a crowd.

Privacy inside the plan
Each of the twenty-one plots, from 555 to 1,197 square yards, holds its own villa and garden - the project offers 2 and 3 BHK designs - so the private world of your plot sits inside the shared world of the community. A security cabin is planned at the entrance, keeping the enclave defined without closing it off from the open land around.
Choosing your place in it
In a community this size, each plot's position matters: which lane it faces, where the morning sun falls, how close it sits to the planned grove or maidaan. Our guide on choosing among the twenty-one plots walks through exactly that.
