Choosing a plot
How to choose among the twenty-one plots
Every plot at The Neer Creek by Bhavya sits inside the same planned community at Saroda, near Rai University on SH-144 - but plots are not identical, and the right one depends on how you plan to use your weekend home. This guide covers the differences worth weighing. Nothing here replaces standing on the land: use it to prepare, then confirm everything in person.
Start with size
Plots range from 555 to 1,197 square yards - more than a two-fold difference between the smallest and the largest. A smaller plot suits a compact 2 BHK design with a garden edge; a larger plot gives a 3 BHK design room for wider outdoor space, a bigger garden, or future additions you discuss with the team. Think about how much land you will actually use and maintain across weekends.
Read the masterplan, not just the number
The masterplan shows how the twenty-one plots relate to the planned shared spaces - the clubhouse, maidaan, grove, sensory pond, playground, outdoor gym and party lawn - and to the internal lanes named after trees: Amaltas, Mahua and Semal. Some buyers prefer a plot close to the planned activity spaces; others prefer a quieter edge. These shared spaces are planned features of the masterplan, so check their current state when you visit.
Walk the plot itself
On a visit, stand inside the boundaries of any plot you are considering. Note the shape and how a villa footprint would sit on it, the orientation and where morning and evening light falls, what borders the plot today, and the approach from the entrance past the security cabin planned there. Our visit guide has a fuller checklist of what to look for.
Ask the practical questions early
Before you decide, use our buyer checklist: verify documents with your own adviser, understand exactly what is included, and ask the team anything the paperwork does not answer. Site visits run every day, 10 AM to 7 PM - call or WhatsApp +91 87338 08054 or use the enquiry form to plan yours.
